What is a building code?


A building code places a minimum requirement on different elements of commercial and residential buildings that is enforceable by law. Some examples include, ventilation, heating, plumbing, natural gas systems, and air conditioning. 


What permits do I need to get?


A building permit is needed to start construction on a new building or structure. This is acquired once your plans have been submitted for review, have been approved by a licensed engineer or architect, and comply with building code and zone ordinances. 


Do I have to use a licensed contractor on my construction project?


For projects exceeding $50,000, have more than $1.00 in hazardous materials, or have more than $10,000 in plumbing, mechanical, and electrical work, a licensed contractor must be used. Residential contractors must have a license if their project is more than $7,500 for foundation, masonry, swimming pool work, residential pile driving, framing, or roofing.


What is a mechanicis lien?


Mechanicis lien provides contractors who have not been paid for their work with security interest in the property. This allows contractors to secure payment.


Is an oral construction contract legally valid in Louisiana?


Yes! Oral contracts are legally valid in Louisiana, however they can be challenging to prove if a dispute is brought to court.


What is the difference between a building inspection and a home inspection?


A building inspection is done to ensure the building is up to code and is typically conducted by government employees. Home inspections are done to determine and locate any areas of concern in the home.


What types of insurance are needed for construction projects?


There are many different types of insurance available for construction projects. Basic construction insurance coverage includes general liability, commercial auto, workers' compensation, and professional liability. General liability covers property damage, inaccurate work, and inury. Commercial auto safeguards vehicles used during contrsuction periods to transport equipment.


What are the differences between residential and commerical construction projects?


Residential and commreical projects differ by building materials, equipment, location, codes and permits, completion times, customizability, and project costs. Residential projects typically involve the use of wood whereas a commercial project would include more heavy-duty materials.
